Relieving stress in your work place environment
REINZ recently offered a short course in Mindfulness, presented by Steve Colligan who provided tips on how to deal with stress and anxiety on a daily basis in the work place.
As Property Managers we are often faced with multiple emails, phone calls and urgent property repairs, this can all be happening at the same time. What we are now aware of is that trying to multi-task overloads and impedes creativity and limits our focus while increasing stress.
If you work in an environment that is very busy, you may need to create opportunities during the day to get some silence and reflection. It does not have be for long, and you may even start with a minute of deep breathing.
If we do not take some time out, even if only for a few minutes, we potentially risk being reactive to situations that can have negative repercussions.

Cannabis and Methamphetamine
The property management company in this case applied for termination of the tenancy as a result of a breach by the tenant.
Law: Under section 56 of the Residential Tenancies Act 1986 (Act), the Tenancy Tribunal has the power to terminate a tenancy where there is a breach where, due to the nature or extent of the breach, it would be unfair to refuse to terminate the tenancy.
When the breach is not capable of being remedied then the landlord does not need to serve a 14-day breach notice on the tenant. The breach will be deemed incapable of correcting where the thing done or the effect of it, cannot be undone.
Section 40 of the Act specifies the tenant’s responsibilities and states that they shall not use the premises, or permit the premises to be used, for any unlawful purpose.
Facts: The tenant was arrested at the premises on 8 February 2019 and police advised the property management company that the tenant was charged with possession of cannabis for supply (3 kilograms), possession of cannabis oil, possession of equipment for cultivation of cannabis, possession of methamphetamine and possession of utensils for the use of cannabis and methamphetamine.
The tenant admitted that he had cannabis plant, oil, methamphetamine and utensils at the premises but disputed that he had 3 kilograms of cannabis and the amount of cannabis head. He also claimed that he was growing it for medicinal purposes for his mother.
Finding: The Tribunal found that the breach could not be remedied. The tenant breached section 40(2)(b) of the Act. Possession of drugs and use of the illegal drugs and utensils are unlawful under the Misuse of Drugs Act. Methamphetamine is a Class A drug, denoting that there is very high risk of harm.
